The Gas Appliance Safety Protector device, which the judges described as simple and inexpensive, uses micro-chip technology to interrupt the power supply to boilers after a pre-determined period of time to prompt tenants to contact their Landlords to report the fault, allowing access for servicing.

The judges felt that the easy to install device addressed a real need in the market to reduce gas-related incidents in rented properties by solving the problem of access for Landlords without upsetting tenants. Years of research and development have gone into creating the ’GASP’, (Gas Appliance Safety Protector). A clever combination of standard electronic components and a technically advanced time control microchip, which will shut off the electrical supply to a gas boiler after a predetermined period. This is normally 12 months from date of installation, which is the legal timescale for gas safety records as required by law. Visual indicators act as a reminder to the occupier that imminent servicing is required and that without a service the boiler will shutdown, thus rendering it safe.

How Reliable is GASP?

Consisting of mostly standard electronic components and microchip technology, the device is inherently reliable in its design. Recent field trials where 750 GASP’s were installed for a major Housing Trust produced a reliability rating of over 99.9% with only one failure reported over the whole year.

What Happens in the Event of Total Power Failure?

Both units derive their power from the supply side of the fused spur. The units have in-built, non-volatile memory devices, which retain data when power is lost. Therefore, the GASP will not reset after a power failure but continue where it left off once power is restored.Should a property become void and the power shut off the device can be easily re-set when the engineer carries out the Gas Safety Check prior to a new occupier taking up occupation, once again giving an accurate Gas Safety Check renewal date.

What Happens if there is a Power Surge?

In the event of a power surge the device is independently protected by it’s own individual 500-milliamp fuse.

When is the Best Time for Installation?

We would strongly recommend that all major installations of the GASP be undertaken in the months from April – October. Given the fact that many servicing programmes are now currently running in these periods this provides an ideal opportunity for installation and enables an anniversary date for safety shut off in non winter months taking the potential out of leaving vulnerable tenants with no heating/hot water.

The Market Leader with a Choice of Applications

The unit as installed is visible to the occupier as designed to be housed within a single patrix box next to the fused spur casing that is usually next to the boiler. If the boiler is fitted in a cupboard the unit can be fitted in a visible position nearest to the boiler. The visible or audible version is fitted inside the patrix box together with an alerting device. This can be either a flashing L.E.D (light emitting diode) and / or a buzzer depending on your requirements for the hard of hearing of partly deaf occupiers. The device will remain dormant until approximately four weeks before shutdown when the light will begin to flash or the buzzer will begin to sound, of both alerting the tenant that the boiler needs attention. Failure to contact the Landlord or reply to these visual/audible reminders that servicing is due will eventually cause the appliance to cease operation. ·

Fault Simulation or Complete Shutdown?

Gasp can be programmed to simulate a boiler fault or completely shutdown. The fault situation is achieved by interrupting the electrical supply to the boiler for three seconds every five minutes. The boiler still functions but at a heavily reduced capacity. Alternatively, the device can be programmed to shut the boiler down completely. The occupier tenant will then have no heating or hot water and will have no other choice but to contact the Landlord.

Guarantee

Gasp is covered by a two-year warranty against breakdown due to defective parts and materials. Installation must be carried out in accordance with the manufacturer’s instructions and by a suitably qualified and competent installer.

THE LAW Regulation 36 of the Gas Safety (Installation & Use) Regulations 1998 places strict statutory obligations on all Landlords to carry out annual safety checks on all of their gas appliances and associated equipment.

This has placed an enormous responsibility on the shoulders of Local Authorities and Housing Associations, who must now gain access to all of their properties, at least once a year, in order to carry out this vital work, or risk facing prosecution.

In discussions with a major Local Authority it became apparent that authorised entry into properties was not always possible, causing them considerable anxiety as well as huge administrative and, sometimes, legal costs.
